Planning a new home is exciting—and complex. Use this checklist to stay organized from the first ideas to move-in day.

1) Vision + priorities

  • Define your ‘must-haves’ (beds/baths, office, garage, outdoor living, accessibility).

  • List ‘nice-to-haves’ and what you’re willing to compromise on.

  • Collect inspiration (photos, floor plans, finishes) and note what you like about each.

  • Decide your target timeline (design start, permit, groundbreaking, move-in).


2) Budget + financing

  • Set an all-in budget (land + design + permits + build + landscaping + furnishings + contingency).

  • Choose a financing path (construction loan, cash, build-to-perm, etc.) and get pre-approval if needed.

  • Create a contingency (commonly 10–20%) for surprises and upgrades.

  • Decide where to spend vs. save (structure, windows, kitchen, energy efficiency, etc.).


3) Land + site considerations

  • Confirm zoning, setbacks, HOA rules, and any design restrictions.

  • Check utilities (water, sewer/septic, power, gas, internet) and connection costs.

  • Order/confirm surveys, soil tests, and any environmental or floodplain requirements.

  • Plan orientation for daylight, views, privacy, and energy performance.


4) Build team + contracts

  • Decide delivery method: design-build, architect + builder, or builder with stock plan.

  • Interview builders/architects; review portfolios, references, and current projects.

  • Clarify what’s included: drawings, engineering, selections, project management, warranty.

  • Review contract type (fixed price vs. cost-plus), allowances, change orders, and payment schedule.


5) Design + floor plan

  • Map daily routines (morning flow, cooking, laundry, storage, guests) to room layout.

  • Plan future needs (kids, aging-in-place, multigenerational, resale).

  • Confirm key dimensions early (kitchen work triangle, hallway widths, door swings, furniture fit).

  • Decide on performance goals (insulation, HVAC strategy, airtightness, solar readiness).


6) Selections + specifications

  • Exterior: roofing, siding, windows/doors, paint/stain, gutters.

  • Interior: flooring, trim, cabinets, countertops, tile, paint, lighting.

  • Systems: plumbing fixtures, electrical plan, smart home, HVAC, ventilation, water heater.

  • Appliances: sizes, power needs, lead times, and delivery coordination.


7) Permits + approvals

  • Confirm required permits (building, septic, driveway, tree removal, etc.).

  • Submit plans/engineering and track review timelines.

  • Schedule required inspections and understand pass/fail criteria.


8) Construction phase

  • Set a communication rhythm (weekly site meeting, photo updates, decision deadlines).

  • Track selections and lead times; lock long-lead items early (windows, cabinets, specialty fixtures).

  • Document change orders in writing with cost + schedule impact before approving.


9) Punch list + move-in

  • Do a pre-close walkthrough and create a punch list (photos help).

  • Collect manuals, paint colors, warranties, and as-built info.

  • Confirm final inspections/occupancy approval and utility turn-ons.

  • Plan your first-year maintenance calendar (filters, gutters, HVAC service, caulking checks).
